What Size Air Conditioner Do You Need? BTU Sizing Guide with Real Running Costs

How to size a room air conditioner
ENERGY STAR's own guidance starts with square footage — as one worked example on their site puts it, "147.5 sq ft would need 5,000 BTUs" — then layers on adjustments: increase capacity by 10% for a very sunny room, reduce it by 10% for a heavily shaded one, add 600 BTUs for each occupant beyond two, and add 4,000 BTUs if the unit is cooling a kitchen. After adjusting, round down to the nearest thousand BTUs and shop from there.

Why bigger isn't automatically better
Oversizing is the most common sizing mistake, and it costs you twice — once in the electricity to run a bigger unit than you need, and once in comfort. As ENERGY STAR puts it, "an oversized air conditioner will be less effective...it will cool the room before it has a chance to remove the humidity. This will leave your room feeling damp and clammy" — a unit that's too big short-cycles on and off before it dehumidifies the air properly.
The sizing decision compounds over the life of the unit: stepping down from a 12,000 BTU unit to a correctly sized 8,000 BTU one saves roughly 207 kWh a year — about 2,070 kWh over a typical 10-year lifespan, worth somewhere between $255 in a low-rate state like North Dakota and $965 in a high-rate state like Hawaii.
